The bus we took into the old town stopped outside this hotel -it lookd Ok and overlooked water but was on a busy road. That was nearly 4 years ago so I can't comment on any current building works. Have you looked at the Reviews on Tripadvisor ? There are quite a few, some quite recent.

stayed at this hotel in 2003 - cannot comment on the current sitation but had a fab time. Rooms were basic afairs at the time but clean. The third bed in our room was a sofa bed and ok for children but not adults. The pool was one of the few fresh water pools in dubrovnik at that time, research showed similar priced hotels all had sea water pools.
The road outside is a one way street along the side of the harbour but was far from busy. The bus does stop outside here though. I think it was on the way back from the Old Town. To get the number 6 bus into the new town, it was a 5 minute walk to the bus stop and a 10-15 minute ride. The hotel ran a ferry to a local beach outside of Dubrovnik every day for a small charge. Alternatively walk to the Hotel Konmpass and the Lapad beach, about 10-20 mins or the bus or longer walk to Copacabana beach. I remember the breakfast being good,a buffet style affair but you had to get their early for croissants which ran out every day. The dinner was standard hotel food and restaurants offered much better food locally and in the old town. I do remember small boats acting as ferries across the harbour which saved our legs during the day to explore the local fruit and veg market. We really enjoyed our stay here, it is the main pic on my Dubrovnik page. We had a great time in Dubrovnik, one of my fave places of all time Hope this helps if you need any more info let me know and I'll try to remember.
