What are the bad districts in Budapest to be avoided. Are there any unsafe areas?

Can you please tell me the worse ones, even if you think that all of them are OK.

Also, which are the good districts?

What is district xiii like at night?

If you are there for one or two nights it is difficult to get a feel for the place so an experts or locals opinion would be great.

Budapest is safe, violent crime (robbery) is rare, while thefts are more likely, regardless the type of neighborhood (apartements and family houses are endangered alike, also cars).

Generally the large housing estates are considered worse, however some of them are nice and good to live in, eg. Kaposztasmegyer, Ormezo, Szentlorinci uti, Gloriett and Alacskai uti can be considered fine. Also some 'brown zones', former industrial zones are run down.

Problematic parts are (with some exceptions, as quite a lot of these are now under development and restoration)
District 3 - Mocsarosdulo
District 7 - Eastern Station area
District 8 - beyond Grand Circle
District 9 - beyond Haller utca
District 10 - Pongrac ut area

District 13 is not homogenous from this point of view: it's a socially mixed zone with a load of scattered property development and some slummy spots. But it's generally safe, if I wanted to sketch it, I'd say the riverside is the safest, while the side closer to the railway line on the east of the district is a worse neigborhood, but there is considerable development to be observed all over the district.

Especially good and rich neighborhoods are districts 2 and 12, but all greenbelt areas are considered good - the key rule is the closer it is to the city center, the better it is evaluated.

Please note that this is just a general picture and I wouldn't like to over- or underevaluate anyone's neighborhood. And, what's most important, if you observe general safety rules you'd follow anywhere in the world, you'll be fine, even at night, even in the darkest of alleys.
