Hi folks, myself and my good lady are contemplating buying a small place in Cumbuco later on this year and we were very interested to find Mike and Vanessa's input together with the replies from those in the know. We would be grateful for any help and advice we could get. I am a keen surfer and am now learning kiteboarding which is how I got to hear about Cumbuco, I also like golf so my first question is whether or not the Golf Course is under construction? I spoke to a guy called Dick Dawson the other day who runs Dream Properties selling a development in Cumbuco, he lives not far from you Mike and Vanessa on the Isle of Wight. He was telling me that there is a lot of talk about the course being built but no action as yet and that this is typical of many other promises of expansion up this coast by way of golf courses, so it would be great to know if the course is actually being built now! Next up was really just to say that I would grateful for any info on real estate, growth predictions, possible rental yields for a two bed apartment, eating out prices, beer prices (very important), in fact anything. We are off to Cumbuco on 2nd April to have a good look round at everything - including apartments, building projects and the proposed golf resort area. We have been in contact with a Dutch chap who lives out there and he is sure the golf course is going ahead. It was delayed due to local government red tape, but now it does look like it's finally being started. We will find out for sure when we are out there.
We will do a lot of research when there and take loads of phots etc. So will be more than happy to fill you in on the details and send the photos on to you when we get back to the UK.
It does look a lovely place and appears to be an excellent investment opportunity as well, but guess we will only know for sure when we get there. We have been to Brasil on holiday before and really love the place and the people. The cost of living is incredibly cheap (meal for two with some beer would cost about max 10GBP). local beer and caiprinhas about 50p a time - reason enough to go in itself!!
We are slightly advantaged as we both speak passable portuguese - having worked for 2 1/2 years in Lisbon a while back.
Good luck with your searching and let us know if you need any advice/more information, as it would be great to hear from another Brit couple thinking about doing the same thing as us.

I have lived in Fortaleza for 14 years, It is a beautiful place but is growing fast and with it crime, but is still safe.
I have an apartment in Cumbuco which I rent but to be honest it is very difficult to rent property in this location, and the return is not very good. I am selling it at the moment I have a potential buyer from Norway but not confirmed yet. It is a 3 bedroom apartment furnished close to the beach.

The area is becoming popular with Scandinavians and Dutch, but you should be carefully if buying property that is not complete, you may loose everything.
If you want to go up market the best area in Fortaleza is Porto das Dunas on the other side of the city, but the prices are a lot higher.
There is a new project starting soon called Golf Ville it is going to be a Golf course with Condominiums the apartments will be selling for around R$250,000.
It will be on the line of Aquaville where I rent Apartments the prices have increased there very good over the years and rent is much easier for investment I would recommend this area.
