| Saskatoon | Riversdale Area in saskatoon Posted: Sat May 13, 2006 08:40 PM UTC
I am moving to Saskatoon for university from calgary and am looking to buy a house in the Riversdale area. I have heard from some people that Riversdale is a bit of a seedy area. Could someone tell me if this Area is really that bad? And also What types of problems does this community have, is it poverty, crime ? . What areas would you recommend to buy in that are in the same price ranges of this area

yeah its bad so i'd not go that route nor would i suggest meadown green (referred to as ghetto green)
riversdale is basically the hood if you can afford a house there you prob can afford a house in a small rural town outside of the city that would be my suggestion if you do decide to buy you can get alot of P.I.T. for cheaper then rent BUT you could very well end up with a peice of property that wont sell

HI.
Its difficult getting to know an area long distance. I am moving from PA to Saskatoon myself. Riversdale is a challenged area, near it is KIng George, a little better. Other economical areas are all on the west side of the river, and north of 22nd street. Cardwell Hill, Westmount, Mayfair. As I drive the streets looking for neighborhoos, I am impressed with lots of trees, and I expect that it will be possible to find something safe, quiet and affordable. There is an MLS site that shows neighborhoods and the city has all neighborhoods described in PDF files at their site. Good luck Stuart

Hi,
I don't know your risk tolerance, or whether you are interested in the investment value of the property, or simply want a nice place to live for a few years. Anyway, in terms of the investment value, the City of Saskatoon has recently initiated development of a large piece of land between the downtown and Riversdale, and this development could possibly trigger a gentrification of Riversdale. Riversdale is just the kind of neighborhood where gentrification occurs since it is well treed with a huge park, old houses and very good access to downtown (not so great to the University, but not bad). Obviously this is all potential and perhaps quite long term since development and change of any kind in Saskatoon happens at a snail's pace compared to that in Calgary, but it is worth considering. If you google "River Landing Saskatoon", you can learn more about this development and some of the issues surrounding it. Riversdale has a number of beautiful old houses which are dirt cheap, particularly by Calgary standards. However, as noted above, the neighborhood is a little sketchy.
