Jerez de la Frontera Relocating - Some Advice Please

We are hoping to relocate to the Jerez area soon - Can anyone tell me approximately how much we can expect to pay per month for a long term rental - 3-4 bedroom property. Also roughly how much the utility bills might be per month. Any help or advice would be welcome. Thank you

Jerez town has expanded a lot over the last few years. There is much new housing to the east and south of the city. With it's new ring road on the western edge, relieving the queues along the N4 'circumnavigation' road , this will also no doubt see new housing eventually to the west. You mentioned a 3-4 bedroom property but do not mention whether you are happy living in an apartment or a house. I think apartments are going to be cheaper and would expect anything ranging from Euros 350 up to Euros 1000 per month as the market figure. So if you have a budget of say Euros 650 per month, for example, you will find a nice place. Utility bills are going up. Electricity is high and I think comparable to, say, UK. Local town taxes (rates) are not too bad. Possibly expect to pay Euros 20 to 40 per month. heating bills are much lower although don't overlook the fact that it can get cold at night for a few weeks of the year, and you may well need Air Conditioning in the hot summer months.
What is useful to know is that most Spanish property for sale or rent contains a Sq. M. area size. So a small 3 bedroomed apartment could be sy 70 sq.ms. A large one would be 100 Sq.Ms. You can get a good idea of the internal space by looking at this description.
If you want to get some ideas, do Googling looking for something like; "Alquiler de pisos en Jerez" (for flats/apartments)

As you'll be able to see by looking at my profile, I live in Jerez and did something similar to what you are planning to do.

You'll be able to find two different kinds of apartments, furnished and unfurnished. Don't expect wonderful things from furnished places as Jerezanos' taste for interior decoration leaves much to be desired. Also, in reversal of a trend that had been going on for years in Jerez, the center is becoming a more fashionable place to live and therefore commanding higher prices, though the quality of the facilities in many cases is poor.

I would say for a three bedroom apartment the minimum you can expect to pay is around 400 euros, you may stumble upon a better deal or you may find that you won't eb able to get anything for less than 500. The time of year when you look is also important. June July seem to be good months to find flats as students have gone on holiday, and "funcionarios", civil service employees often working in different parts of the country, are usually re assigned around then. Jerez doesn' have, in general, a huge turnover of rental offering. Landlords rarely advertise their flats in the local newspapers, "Diario de Jerez" and "Jerez Informacion". Look instead in "Cambalache", a weekly that advertises everything from employment to housing to musical instruments. Many apartments are managed by property agencies. You can go to any one of them and see what they can offer, in exchange for this modicum service (for they really aren't worth much else) they will charge you a full month's rent in commission. So expect, if you go this route, to have three months worth of rent handy (first month, last month, and the commission to the estate agencies). One of the best ways to find an apartment, seriously, is to have a look around and choose a part of town you are interested in. Then, go into the local bar, greengrocer's, or kiosk, and start putting the word out that you are looking for a place to live, its incredible how well word of mouth works in this regard here.

Utilities: I own a two level house in the centre of town, the upper part being a flat I rent out. So, its essentially a three bedroom house, but with separate kitchens, baths, etc. My last water bill was about 50 euros, and my last electricity bill was about 80 euros. These bills reflect two months worth of service, so the monthly charge is really quite low.
Telephone will be your downfall. Telefonica is the most expensive, least efficient, utterly worthless company I have ever had the displeasure of dealing with. If you can avoid it, don't deal with these thieves and get a mobile instead. You probably will have to deal with them if you want internet access, however.
